#1 I start every day at 5:30 and immediately head to the gym to run 5 miles. If I am in top mental and physical condition then I am able to better take whatever the day hands me!
When walking the property always remember to check for visible rust on flanges’ …. Case in point. Today as I was walking the 2nd property in Malibu I noticed in a small and seldom used a”Flange” was rusted which indicated a leak..your first sign to check upon closer examination found the “nipple” rusted and as a result you replace “nipple, angle stop and flange” since this house is infrequently used I could have saved my principals possibly thousands or tens of thousands in damage..see pics for “vendor of the day” Thanks Guys!
